Hello everyone, and welcome to APM Help Academy. In today’s video, we’re going to go over the Buildium dashboard, homepage, and menu navigation. Buildium is a cloud-based property management software used by property managers. It’s an all-in-one system where you can manage leases, accept applications, screen tenants, handle accounting, process maintenance requests, and much more.
Dashboard Overview
When you log into Buildium, the first screen you’ll see is the homepage dashboard. The dashboard is built with sections called cards, which you can customize to focus on what’s most important to you. You can add, remove, and reorder cards based on your priorities.
Some key default cards include:
- Outstanding Balances: Shows tenants or association owners who owe money. You can see which property the balance is associated with.
- Tasks: Tracks any requests from tenants or owners, including maintenance or general inquiries.
- Maintenance Requests: Displays overdue or pending work requests.
- Renters Insurance: Shows tenants who have MSI coverage or any third-party insurance they’ve submitted through the portal.
- Expiring Leases: Highlights leases that have expired and need renewal or follow-up.
- Rental Listings & Applications: Tracks vacant units and new or pending rental applications.
- Recent Activity: Displays the most recent updates, such as lease signings, move-ins, or emails sent.
- Violations & Association Balances: For association properties, tracks any violations and unpaid dues.
- Bank Feed: If you link your bank account to Buildium, unmatched transactions will appear here.
You can also add other cards like Outstanding Bills, Expired Leases, or Undeposited Funds, depending on your workflow.
Menu Navigation
On the left-hand menu, Buildium organizes functions into several sections:
- Rentals: Access your properties, rent rolls, tenant and owner profiles, and outstanding balances.
- Leasing: Manage listed properties, prospects, applications, leases, and lease renewals.
- Associations: Track association properties, owner and tenant profiles, outstanding balances, violations, and architectural requests.
- Accounting: Handle financials, general ledger, bank accounts, bills, recurring transactions, EFT approvals, budgets, chart of accounts, and company financials.
- Maintenance: Manage vendors, work orders, and property inspections (requires HappyCo integration).
- Tasks: View all resident and owner requests, including maintenance and general inquiries.
- Communication: Customize your public site, manage the resident portal, send announcements, email or text residents, and manage mailing campaigns. You can also create automated email templates for notifications triggered by activity in Buildium.
- Files: Store and organize any uploaded documents.
- Reports & Analytics Hub: Access reports such as income statements, owner statements, and balance sheets. Analytics Hub is available on Growth and Premium subscriptions.
- Add-On Services: Browse optional Buildium extensions and integrations.
- Shortcuts: Quickly access frequent tasks like collecting management fees, owner draws, or passthrough payments.
- Marketplace: Integrate other software and extensions, including APM Help’s Triple Tide Out.
- Help & Support: Access Buildium Help Hub, Buildium Academy courses, submit feature requests, check system status, submit support tickets, or contact Buildium directly.
Tips for Navigation
- Cards on the dashboard give you a snapshot of your current priorities, but the menu provides deeper functionality.
- Use shortcuts for frequently performed tasks to save time.
- Check your automated email settings to ensure communications with tenants and owners are accurate.
